Airbnb & Short-Term Rentals in North Georgia

Cabin investments in Blue Ridge, Ellijay, and the mountains.

Short-term rentals in North Georgia can be genuinely profitable, but the math only works in the right locations and with the right properties. Blue Ridge, Ellijay, and Dahlonega lead the region in tourist demand. Big Canoe has a built-in guest base through the resort. Pickens and Dawson counties draw visitors who want a quieter, less crowded mountain experience. The properties that cash flow best are close to the attractions, have indoor and outdoor amenities guests actually use, and can be cleaned and turned over quickly.

Before you buy an Airbnb here, you need to check county STR regulations, HOA restrictions, insurance requirements, and the real cost of management. Some counties require permits. Some HOAs ban short-term rentals outright. I run revenue projections using actual comparable listings, not the optimistic numbers sellers hand out. I also help clients understand whether a property is better as a long-term rental, a second home, or a short-term rental.

If you are serious about buying a short-term rental investment in North Georgia, I will show you the properties that actually make sense and talk you out of the ones that just look cute in the photos.
